The House

Heritage warmth, modern luxury.

Three bedrooms, a generous living-dining room, two kitchens, a large one for company, a small one for privacy, and two new bathrooms, one with a built-in sauna.

Warm wooden floors, tiles in kitchen and bathrooms, indirect lighting in every room, underfloor heating in place of the old tiled stove. Furniture with style, materials with character. Refined, without pretense.

Two sheltered sun terraces extend the living room into the landscape. Privacy where you need it, togetherness where you seek it.

The Location

Everything walkable. Everything in view.

The cross-country ski trail begins right at your terrace. The Christlum ski area is a three-minute walk away, the little ones practice on the children's slope while you watch from the sun terrace.

A short bike ride brings you to the Achensee, the "Tyrolean Caribbean": turquoise, crystal clear. 500 kilometres of marked hiking trails and 250 kilometres of cycling routes begin at the door.

The supermarket is within walking distance. The car stays in the carport. That, in itself, is a luxury.

In Winter

A three-minute walk to the lift. The kids' lift right outside.

Christlum just around the corner, the children's slope steps from the door. The cross-country trail begins at your terrace. After a day in the snow: your own sauna, the tiled stove, the Karwendel in view from the living room.

Cross-country trail right at the terrace. The Christlum lift, three minutes away. Horse-drawn sleigh rides under a starlit sky. A natural toboggan run officially certified by Tirol. And in the evening: the private sauna.

500 km of hiking trails. Two golf courses set against Alpine peaks. Via ferrata, kitesurfing, windsurfing, tennis. And the Achensee, the Tyrolean Caribbean, a few minutes away by bike.

All year long

Everything you need is within walking distance. Bakery, supermarket, butcher, restaurants, ski lift, lake. The car stays in the carport. You'll find yourself reaching for the bike, or going on foot.

How it all began

Three generations, one house.

Built by Hannelore and Dr. Manfred Kobale. The convivial evenings were legendary, on the corner bench, by the tiled stove, on the terrace with its unobstructed view.

Their daughter Ulrike, together with her family, took over the house and renovated it gently over the course of a year. What stayed: the view, the warmth, the love of good food. What came: underfloor heating, Wi-Fi, a private sauna, an open kitchen.

Today we open the house to a select few guests who cherish this place as much as we do.

How does booking work?

You send a non-binding request via the form or WhatsApp. Ulli confirms personally, usually within a few hours. Upon confirmation, a deposit of 30% plus the cleaning fee is due, with the balance payable 30 days before arrival. No platform fees, no detours.

Is there a minimum stay?

Yes, the minimum stay is 5 nights.

What are the check-in and check-out times?

Check-in from 4:00 pm, check-out by 10:00 am.

What is included in the rate?

The rate covers the entire house for up to 8 guests. Bed linen and towels, Wi-Fi, the private sauna, the carport and kids' essentials are included. A one-time cleaning fee of €290 applies.

Are pets allowed?

No, pets are not allowed in the house.

Is the house suitable for families with children?

Yes. A baby monitor and kids' essentials are provided, the children's ski slope is a three-minute walk away and the natural toboggan run is within sight, so you can keep an eye on the little ones from the living room and terrace.
